SkyResidence @ Dawson: HDB Living With Food Just Downstairs

With its curving towers, dramatic sky bridges and giant openings between the blocks, SkyResidence @ Dawson could easily be mistaken for a private condominium. However, this eye-catching development is public housing—just with considerably more architectural flair.

Located at Blocks 30 to 37 Margaret Drive in Queenstown, SkyResidence sits between Margaret Drive and Commonwealth Avenue, approximately a five- to seven-minute walk from Queenstown MRT Station. The development occupies part of the former Queenstown Town Centre, making it both a new residential landmark and an important chapter in the neighbourhood’s renewal.

SkyResidence comprises eight residential blocks and 1,217 flats. Blocks 30, 32, 33, 34, 36 and 37 rise to 47 storeys, while Blocks 31 and 35 have 26 storeys. Instead of eight identical concrete towers, the blocks form a distinctive double-S-shaped arrangement, connected by landscaped decks, elevated gardens and sky terraces.

The project was launched in June 2017 as part of the Selective En bloc Redevelopment Scheme, or SERS, mainly to provide replacement homes for residents affected by the redevelopment of Tanglin Halt. It reached its estimated TOP on 1 December 2021, although the flats’ 99-year leases are generally recorded from 2022.

Why build the blocks so high? Queenstown is a mature, city-fringe estate where available land is extremely valuable. Building upwards allowed HDB to provide more replacement homes while retaining space below for greenery, community facilities, shops and recreational areas. The project also formed part of HDB’s wider plan to rejuvenate Dawson and replace ageing housing with modern, higher-density homes.

The estate contains 184 two-room flats, 591 three-room flats, 323 four-room flats and 119 five-room flats. Their approximate sizes range from 47 sq m for two-room units to between 108 and 111 sq m for five-room homes.

Based on recent transactions and listings available in 2026, prices vary widely. Recorded two-room and three-room transactions have ranged from about S$490,000 to S$825,000, while current asking prices across the entire development may stretch from around S$600,000 to S$1.7 million, depending on flat type, floor, renovation and view. Asking prices are not necessarily final transaction values.

The biggest attraction may be downstairs. Residents have access to the two-storey Margaret Drive Hawker Centre, Queenstown MRT, Dawson Place, and SkyVille @ Dawson, 24-hour Sheng Siong supermarket, retail shops and community facilities. Beside it is the air-conditioned Margaret Market, a conserved former wet-market building transformed into a stylish marketplace with cafés, eateries and home-grown businesses. In other words, residents can buy groceries, enjoy hawker food and have coffee without their Fitbit registering much exercise.
